# Vending Machine Cold Calling Script: Property, Office and Plant Managers

[Lloyd Hinds](https://www.coldcallme.com/blog/author/lloyd-hinds) · November 5, 2026

A good vending machine cold calling script does one thing: it earns a site walk from the person who controls the space. It is not a monologue, it is not a list of machine features, and it is not an attempt to close a placement on the first call. It is a short, confident, location-specific conversation that makes it easy for a busy manager to say yes to a quick look.

Below is a script you can use today, broken out by the three decision-makers you will call most: property managers, office managers, and plant or facilities managers. The bones are the same for each, but the hook changes, because what a property manager cares about is not what a plant manager cares about. This is the exact structure we use when we run outbound for unattended-retail operators, and it pairs directly with the broader approach in our [outbound playbook for vending operators](https://www.coldcallme.com/blog/how-vending-operators-get-more-locations-2026).

## The anatomy of a script that books walks

Every strong cold call has five parts. Keep each one short.

- **The opener:** who you are and why this call is worth 30 seconds, framed around their benefit.
- **The qualifier:** one or two questions that confirm there is enough traffic and no locked-in vendor.
- **The value frame:** the model in one or two sentences, with cost and effort to them clearly at zero.
- **The ask:** a specific, low-friction next step, which is the site walk, not a signature.
- **The objection handling:** clean, honest answers to the three things you will hear most.

Notice what is missing: a pitch about your machines, your routes, or your history. Save that for the walk. On the phone, you are selling the walk, nothing more.

## Script one: the property manager (multifamily)

Property managers care about resident amenities, keeping residents happy, and not adding work to their day. Lead there.

**Opener:** "Hi \[Name\], this is \[You\] with \[Company\]. I work with apartment communities in \[area\] to put in a modern vending or micro-market amenity for residents at no cost to the property. Did I catch you at an okay time for 30 seconds?"

**Qualifier:** "Quick question so I am not wasting your time, how many units or residents are on site, and do you have a clubhouse, gym, or amenity area where residents gather?"

**Value frame:** "Here is the short version. We install and stock a machine, we handle all the service and restocking, and it costs the property nothing. Residents get a convenient amenity, and you get one less thing to manage."

**The ask:** "What makes sense is a quick ten-minute walk of the amenity space so I can see where it would fit and confirm it is a good spot. Are you around later this week?"

## Script two: the office manager

Office managers care about employee experience, convenience, and anything that makes the workplace run smoother without more effort from them.

**Opener:** "Hi \[Name\], this is \[You\] with \[Company\]. We set up vending and micro-market options for offices around \[area\] so staff have easy access to drinks and snacks on site, at no cost to the company. Do you have a quick minute?"

**Qualifier:** "How many people are typically in the office on a given day, and is there a break room or common area where people grab food and drinks?"

**Value frame:** "We bring in the machine or micro-market, keep it stocked and serviced, and your team gets a better break-room setup. There is no cost and no work on your end, we handle all of it."

**The ask:** "The easiest next step is a short walk of the break area so I can confirm the fit and show you the options. Would later this week work?"

## Script three: the plant or facilities manager

Plant and facilities managers care about their workforce, shift coverage, and minimizing anything that pulls workers off site or slows the day down. On-site food access is a genuine operational win for them.

**Opener:** "Hi \[Name\], this is \[You\] with \[Company\]. We put in vending and micro-market setups at plants and distribution centers in \[area\] so shift workers can grab food and drinks on site instead of leaving the property. Can I grab 30 seconds?"

**Qualifier:** "How many people are on site across your shifts, and how far is the nearest place for them to grab something to eat or drink right now?"

**Value frame:** "We install and fully service the machines, stock them for your shift patterns, and it costs the facility nothing. Workers stay on site, breaks stay short, and you get a real amenity for the floor."

**The ask:** "Let me do a quick walk of the break area and the floor so I can size it right. Do you have ten minutes later this week?"

## The qualifying questions that save your route

The fastest way to waste an outbound program is to book walks at sites that were never going to perform. Build these questions into every call so you only walk the ones worth walking:

- How many people are on site, and on what schedule?
- Is there already a machine or vendor, and are they happy with it?
- Where would a machine physically go, and is there power nearby?
- Who signs off on adding an amenity like this?

If the traffic is thin, the site is locked with a happy incumbent, or no one can say yes, you politely move on. Protecting your dial time is part of the job. For how to source and prioritize these sites before you ever pick up the phone, see [Vending Machine Leads: Lists, Signals and Who to Call First](https://www.coldcallme.com/blog/vending-machine-leads-lists-signals).

## Objection handling that keeps the call alive

**"We already have vending."** "That is good to know, it means the spot works. Out of curiosity, how is the service, and are your people happy with the selection and pricing? A lot of the sites we take on had a machine that stopped getting the attention it needed." Then ask for the walk anyway.

**"We are not interested."** "Totally fair, and I am not asking you to commit to anything today. Since there is no cost and no work for you, would it be worth a quick ten-minute look so you can see the options and decide from there?"

**"Just send me some information."** "Happy to. So I send you the right thing, is it the resident amenity angle or the commission side you want to see?" Then set a specific follow-up time, because "send info" with no next step is where deals go to die. A short, benefit-led follow-up email keeps you on their radar until the timing is right.

**"What is the catch?"** "No catch, I will be straight with you. We place and service the machine at no cost to you, we make our money on sales, and if you want, we can structure a commission back to the property. That is the whole model."

## Why a consistent script beats winging it

Operators sometimes resist scripts because they do not want to sound robotic. The goal is the opposite. A script is not a cage, it is a backbone. It frees you to listen, because you are not inventing the next line. It makes your results measurable, because every caller is running the same play. And it makes your outreach coachable, because you can see exactly where calls are breaking down and fix that one part.

The best operators treat the script as a living document. Track which opener books the most walks, which qualifier catches dead sites earliest, and which objection response keeps the most calls alive, then tighten it every few weeks. That is how a cold calling motion gets better instead of just getting older.
